Exclusive Right to Sell Listing:

This is our most commonly used type of listing.  We offer our full service brokerage and we are exclusive in representing you, the owner. We bring a buyer, either directly from us or through another agent or real estate company. The owner pays our listing broker fee from the proceeds of the sale, and should another agent bring the buyer, our fee is split between the two companies. The owner cannot sell the property theirself without paying a commission,  We work with you form start to close.
 

Exclusive-Agency Listing:

This is our more flexible type listing that is very popular.   We offer our full service brokerage and we are your exclusive broker.  You, the owner, can also look for buyers on your own as a For Sale By

Owner. If we bring the buyer, or another real estate company bringa buyer, the owner will pay our fee; if you, the owner, sell to your prospective buyer yourself who has not been introduced or brought by us or another real estate company, you can sell your property and pay No commission or fees.  If sold by owner, no brokerage services are provided.  The owner is responsible for their paper work and the closing of the sale.

Our Commission:

Our fee is not a set amount and is flexible.  Due to our lowered overhead cost, unlike other real estate companies our fee is typically lower.

We can be more flexible to what best works for you and your situation in selling your house.

We contact those in our buyer data base, signs in and around the neighborhood and on the property (with your permission), flyers, word of mouth, and use of our network connections, such as mortgage brokers, title company personnel, etc.

T o attract those outside the local area, we market on local and regional web sites, our web sites and syndicate to the biggies Realtor.com, Zillow, Trulia, Google Base, Youtube, and post to Caigslist, Ebay & more.

We create a single property web site and virtual tour of your property, placed on social media sites with a YouTube virtual tour.  Email/ Twitter/ Facebook/ shared to your network and mine.

 

Home Seller’s Guide

We can offer to you a Free publication of the Home Seller’s Guide detailing the home selling process from start to finish to obtain top dollar for your property in today’s market.

 

Marketing Reporting

We report to you directly and on a regular basis the interest and activity we receive from our marketing to keep you informed should any marketing adjustments be needed or not.
